- Minor roof repairs are made. All loose fasteners and resecured and missing fasteners are replaced as needed.
- The roof is power-washed with water at 3,000 psi to promote good adhesion of the coating.
- Rusty areas are treated with TOPCOAT MP 300 Rust Inhibitor (If large areas of rust are present, TOPCOAT One-Step may be substituted for the final elastomeric coating.)
- Horizontal and vertical seams are sealed with a 6” width of TOPCOAT Liquid Fabric Flashing Grade.
- Detail areas including curbs, ridges, pipe penetrations, rakes, and skylight perimeters are sealed with TOPCOAT Flashing Grade and Polyester fabric reinforcement.
- Fasteners are encapsulated in TOPCOAT Fastener Grade.
- Fiberglass skylights are restored with TOPCOAT SKY-LITE (optional).
- Spray-apply finish coat (white, unless otherwise specified) of TOPCOAT Solo at the rate of 1.0 gal per 100 square feet. Finish coat shall be applied parallel to the ribs of the roof panels. Allow a minimum of 24 hours drying time prior to allowing foot traffic or inspection of roof surface.
- After at least 24 hours has elapsed, inspect the final roof surface for flaws, holidays, insufficient thickness, etc.
- Provide written warranty.
NOTE: Specification step numbers 1, 2, 3, 5, 6, 7, and 9 are important steps that some contractors leave out in order to submit a cheaper proposal price. These steps are often the difference between a roof that looks great and remains watertight for many years, and a roof that cracks, peels and leaks after just a few years.
